Are you better off treating a termite problem before listing a house for sale, or just selling it as is?

We've been quoted around $2000 to treat termites that are in one of the beams in the back area of the house (over two bedrooms). I'm just wondering if the value of the house will be the same minus the cost to treat termites if we just sell it as it is, or would the house be even higher in value if we fix the problem? Same thing with our pipes- there is a leak from the bathroom pipe to underneath the house and also a leak in the pipes connected to the taps in the kitchen and laundry. It'll be a lot of money to fix all of these problems. Our house was built in the 70's or 80's. I think if this house is bought, it's better to strip it down and then redo the pipes and electrics, replace damaged beams etc. I know nothing about selling houses and I have no idea if it's worth all the effort of fixing the pipes and giving the house a fresh coat of pain if no one's going to want to buy it because of its age and issues... My grandmother also wants to subdivide. I have some money available, but I don't know if I'll actually get my money back if I do the subdivision and then the house and land at back is sold. I've heard it can cost between $50-100000 though (which I definitely don't have)...
