This guy is really confusing?

There's this guy that I recently started talking to. We hit it off pretty good and we now talk regularly but only as friends. Over the past few months, I've noticed that we've been acting a bit more friendly then usual. He even said that if we lived closer to each other, he'd ask me out. I've developed a crush on him, but I dont know if he feels the same. We were talking about crushes, and he told me that there's this girl at his school he's had a crush on for ages. When he said that, it kind of hurt me because I have feelings for the guy and he makes it seem like he reciprocates. Why is he sending me mixed signals like this? Thanks in advance. :)
